Individual steps in financing the new property with mortgage loan
- The buyer "will prepare" credit financing at his bank, that is, it is clear to him whether he will reach the loan and under what conditions the bank will provide the loan to him
- The SOBKS (Contract of Future Purchase Agreement) is concluded between the seller and the buyer + payment of the deposit to the seller's account
- The seller writes the housing units into the Land Register as under construction
- Buyer concludes mortgage contract
- Preparation of the pledge agreement, its control by the seller
- The seller concludes a pledge contract for the unit under construction with the buyer's bank
- acquiring of certificate of the final inspection of the building
- The bank will release the mortgage loan
- Money is transferred by the bank to the seller's account
- The seller and buyer will conclude the purchase agreement
- After signing the purchase agreement, the seller hands over the property / flat to the buyer - the same day
- After signing the purchase contract, the seller submits to the Land Register the request for change of registration / new registration in the name of the new owner of the real estate / buyer
- Real estate is registered in the name of the new owner / buyer \
